Real Estate Video in Toronto: A Practical Guide for Agents

Real Estate Video in Toronto: A Practical Guide for Agents

A real estate video should help a buyer understand the property: how its rooms connect, what the outdoor space offers and which details deserve a closer look. For Toronto and GTA agents, the useful starting point is a clear brief tied to the listing, rather than a promise that video alone will produce a sale.

Choose the type of video before comparing quotes

An on-site walkthrough records the actual property with a camera. A photo-based video uses supplied images, motion and editing to present the listing. These are different production methods, so ask which one a quote covers. If AI-assisted imagery is involved, review it for accurate walls, windows, finishes and views before publication.

Compare the options on our real estate video service page. Photography, drone coverage, twilight images and additional edits should each appear in the scope when required; they are not automatic inclusions in every video service.

Build a shot list around the property

  • Establish the setting: show the exterior and entrance where access allows.
  • Explain the layout: connect the main living areas in a sequence that makes sense.
  • Show meaningful features: include the kitchen, primary suite, outdoor space or another feature relevant to this listing.
  • Add context carefully: verify any claims about neighbourhood amenities, distances or building facilities.

For a condo, confirm building access, elevator arrangements and permission to film shared amenities. For an occupied home, arrange a clear route through the rooms and a plan for pets and residents.

Prepare the delivery formats

Tell the production team where the video will appear. A website tour and a vertical social edit need different framing and pacing. Confirm the aspect ratios, approximate lengths, captions, branding and number of versions in writing.

If a listing platform requires an unbranded version or a particular tour-link format, obtain its current requirements from your brokerage or platform before editing. Do not assume that one export meets every listing system’s rules.

Schedule backwards from launch day

Allow time for access, weather-dependent work, editing and your review. The delivery commitment should come from the selected service and written booking confirmation. Our photo and video packages explain the available combinations; the Ontario video cost guide helps you compare scope.

Review before publishing

Check the property address, room labels, visible personal information, captions and contact details. Watch the full file on a phone as well as a larger screen. Make sure the closing link leads to the correct listing or enquiry page.

Frequently asked questions

Does a condo need a long walkthrough?

Only enough footage to explain its layout and relevant features. Agree on the length after identifying what the buyer needs to see.

Does video replace listing photography?

No. Plan the photo gallery and video as complementary assets. Review photography coverage separately so neither deliverable is assumed.

Ready to tell your story on camera?

Photography and video for Toronto and the GTA. Review the service scope and delivery timing before booking.
