How to Prepare a Listing for a Photo and Video Shoot

A home ready for still photography may still need preparation for video. The camera may move through doorways, dialogue may need a quiet room and an exterior sequence may require several connected areas to be ready at once. Plan the appointment around all the media ordered.

Confirm the coverage before preparing

Share the property details, main features and spaces that must be covered. Identify the final deliverables: photographs, filmed video, vertical clips, an agent segment, floor plan, aerial coverage or twilight. Confirm which are actually included in the selected package and which require separate arrangements.

Complete cleaning and staging first

Clear visible clutter, private documents, cords and unnecessary personal items. Check windows, reflective surfaces and appliance fronts. Prepare bedrooms and bathrooms, align furniture and ensure the main spaces are accessible. Avoid moving a pile of belongings from room to room during capture; choose a storage area outside the agreed coverage.

Prepare for movement and sound

• Clear safe paths between the rooms on the planned filming route.
• Check that doors and gates needed in the sequence can open normally.
• Make the exterior-to-interior route ready at the same time.
• Arrange occupants and pets so they do not enter a take unexpectedly.
• For recorded speech, identify avoidable noise and coordinate a quiet window without compromising safety or required building systems.

Do not alter the property’s layout for the film. The route should communicate the real relationship between spaces.

Prepare any agent presentation

Agree on the message and verify factual claims before the shoot. Practise a short introduction that adds useful information rather than repeating the full listing description. Confirm clothing, microphone needs and where the segment will be filmed. Allow time for retakes within the booked scope.

Coordinate exterior and specialist coverage

Clear the entrance, arrange outdoor furniture and remove bins or equipment from the planned view. Share access to detached buildings and amenities. Have authorized people operate specialist features. Drone feasibility must be assessed by the operator, and twilight requires a confirmed evening plan.

Resolve Toronto and GTA access arrangements

For condos, check concierge notice, parking, elevators and permissions for shared spaces. For gated or occupied properties, arrange an authorized contact and secure instructions. Note road work or other access issues in advance. Do not put private codes in public marketing materials.

Agree on weather and readiness changes

If staging is incomplete or an important area becomes unavailable, contact the provider before arrival. Ask what can proceed, what should be rescheduled and whether a return visit changes the cost. The duration of the shoot and delivery timing depend on the actual scope; confirm them in the booking.

Plan the review after capture

Name one person to collect corrections and approve features, captions, branding and contact details. Leave time before launch to check the gallery and video links on mobile.
