Toronto Real Estate Photography Prep Checklist

A photo-ready property lets the photographer concentrate on composition and lighting. Finish cleaning, staging and access arrangements before the appointment begins. Use this checklist with the seller, occupant or property manager and assign one person to confirm that each required area is ready.

Confirm Toronto and GTA access details

• Send the address, parking instructions and the authorized access contact securely.
• Check concierge notice, elevator reservations and any building rules for filming or photography.
• Obtain approval for shared amenities, rooftops or lobby areas before adding them to the shot list.
• Confirm access to garages, gates, terraces and separate buildings.
• Note street work, collection day, snow clearing or other conditions that may affect the exterior.

Do not leave access codes in a public listing or marketing brief. Share them only through the agreed private booking channel.

Prepare the main living spaces

• Remove paperwork, visible charging cables, loose remotes and unnecessary small items.
• Straighten chairs, lampshades, rugs, curtains and cushions.
• Check windows, mirrors and reflective furniture for marks.
• Make sure the rooms can be photographed without moving heavy furniture during the appointment.
• Identify private or valuable items that should not appear in the images.

Check kitchens, bedrooms and bathrooms

Clear kitchen worktops while keeping the space believable and usable. Clean appliance fronts and hide dishcloths, cleaning products and refuse. In bedrooms, make the beds, tidy visible storage and remove personal photographs if privacy is a concern. In bathrooms, clear toiletries, close toilet lids, arrange towels and check mirrors and shower glass.

Prepare the exterior

Clear the entrance and walkways, move bins and arrange outdoor furniture. Ask the responsible person to move vehicles from key views where practical and permitted. Prepare seasonal features safely: do not uncover or operate a pool, fireplace or other equipment merely for a photograph without someone authorized to do so.

If evening coverage is booked, test exterior and interior feature lights in advance and confirm return access. Drone coverage requires its own location and weather assessment.

Do a final walkthrough before arrival

1. Walk the route through all spaces on the agreed shot list.
2. Check lighting, curtains and blinds for obvious inconsistencies.
3. Look at reflective surfaces from several angles.
4. Confirm arrangements for occupants and pets during capture.
5. Tell the photographer about any area that is unavailable or must remain private.

Photographers may help refine a composition, but cleaning, heavy moving and negotiating building permissions should be completed beforehand. If someone needs to remain at home, agree how the team can work around them.

What if the weather changes?

Discuss the provider’s weather policy and the importance of exterior views before the booking. Interiors may still be workable in some conditions, while exterior, drone or twilight coverage can require a revised plan. Confirm any additional visit or rescheduling charge rather than assuming it is included.
